Owners & landlords

Find out what your property is really worth.

Selling or letting, it starts the same way: an agent who knows your area walks the property, tells you what it should realistically achieve, and puts the evidence in front of you. Nothing goes on the market until you have agreed the number and the terms.

The address and a number is enough to start. David or Donald will arrange a time that suits you.

Sell or let

Both are on the table — you do not have to decide today

A lot of owners assume they must choose. You do not. We will price the property for sale and for rental, then show you both.

Selling

Getting it sold

  • A price based on what has actually sold nearby, not what neighbours are asking
  • Photographs and listing exposure that do the property justice
  • Viewings arranged around your schedule
  • Negotiation and the paperwork handled through to registration

Letting

Getting it let

  • A rental figure based on real demand in your area
  • Tenants screened before anyone moves in
  • Lease, deposit and inspection paperwork handled properly
  • Income while you wait, instead of a property standing empty

What happens next

From first message to marketed property

Four steps, and you know the number and the terms before anything goes live.

01

Tell us about the property

Two minutes on the form, or a WhatsApp. Address, what it is, and whether you want to sell it or let it.

02

We come and look

An agent walks the property with you. We tell you what is worth fixing before we market it, and what is not worth spending on.

03

You get a realistic number and the terms

What it should sell or let for in this market, why, and what our commission would be — all agreed in writing before anything goes live.

04

We market it and handle the process

Photographs, listing exposure, viewings, tenant screening or buyer negotiation, and the paperwork through to registration or lease signature.

Owner questions

What owners ask us

What do I get for the valuation?+

An agent walks the property with you, then tells you what it should realistically sell or let for and why — with the comparable evidence for your area in front of you. There is nothing to sign to get it.

Should I sell or rent it out?+

Depends on the property and your timing. We will show you what it would realistically sell for against what it would realistically rent for, and let you decide with numbers rather than opinion. Selling later is always an option if you let it first.

What does it cost?+

Commission is agreed with you in writing before anything is marketed — you will know the number before you commit. We do not publish one flat rate, because what is fair depends on the property and the work involved.

Do I need to fix things before you market it?+

Some things are worth doing and some are not. We tell you which is which — a few inexpensive repairs often move the price more than a full renovation, and we would rather tell you that than let you overspend.

How long does it take?+

It depends on the property, the price and the market at the time, and anyone who gives you a fixed number before seeing it is guessing. What we will commit to is telling you honestly where you stand as it goes.

Both numbers work. Whichever suits you, you will be dealing with a person who handles this themselves.
